Do not sign a quote with hidden exclusions.

Exclusions are where a "complete" remodel price can quietly become incomplete. Before signing, check what the contractor has left out, assigned to you, or priced only after work begins.

        Exclusions Check

        A complete quote answers four exclusion questions.

        • What is not included? The quote should list excluded work, materials, fixtures, repairs, and owner responsibilities plainly.
        • Who supplies each item? The quote should say who buys faucets, tile, appliances, hardware, lighting, permits, and specialty materials.
        • What happens if hidden conditions appear? The quote should explain how rot, water damage, framing, plumbing, electrical, or code issues are priced.
        • What is considered done? The quote should cover cleanup, haul-away, punch-list items, finish quality, and final inspection expectations.

        Red Flags

        Exclusions to slow down on.

        Owner-supplied items are vague

        The quote does not name which fixtures, tile, lighting, appliances, or hardware you must buy separately.

        Hidden conditions are open-ended

        The quote excludes rot, mold, framing, plumbing, electrical, or code repairs without a pricing process.

        Cleanup and disposal are missing

        The quote does not say who handles demolition debris, haul-away, dust control, protection, or final cleanup.

        Ask for this before signing.

        Use this language with the contractor.

        Please update the quote with a clear exclusions section that lists what is not included, who supplies owner-provided items, how hidden conditions are priced, and what cleanup, disposal, permits, and final punch-list work are included.

        Exclusions are easier to clarify before money changes hands.

        If the quote leaves exclusions open-ended, get a written red-flag review before you compare bids or send the deposit.
